It is a black hat technique if it does not confirms to the search engines' guidelines and involves deception.those sites which use black hat techniques will eventually be banned once the search engines discover what they are doing..the example of black hat techniques are Keyword stuffing,Invisible text,cloaking etc.

Black hat SEO is a term where unethical techniques are adopted for better ranking and traffic. From my point of view, it is just a waste of time where you try to fool the search engine bots and nothing else.

They build link contrary with the terms and regulations of different search engine site, and that will lead you to be banned. using black hat technique will help your link increase fast but die fast.
