Yes search engines treat every subdomain as a new separate domain or site. When doing SEO for site with subdomains, you need to submit different sitemaps for all subdomains or you can put them altogether in one sitemap.

Yes, subdomains are treated as a separate domain. But Google somehow knows that it is part of main domain... You have to optimize a sub domain in the same way you optimize a domain. However Google representatives prefer not to show results from sub domains.
